The Rules Change County by County

Florida's milestone inspection law applies statewide, but the county and city programs sitting alongside it do not. Four accordion items below, one per county we work in.

  • Miami-Dade County

    Miami-Dade runs its own building recertification program, separate from the state milestone inspection. Since June 2022 the county recertifies coastal condominium and cooperative buildings three stories or taller within three miles of the coastline built in 1998 or later at 25 years, and all other buildings built in 1993 or later at 30 years, then every 10 years after. Most older condominium buildings in the county owe both. 

  • Broward County

    Broward's Building Safety Inspection Program applies at 25 years to nearly every building type in the county, not only condominiums, and requires a combined structural and electrical report.

  • Palm Beach County

    There is no countywide recertification program here. The county's milestone program covers unincorporated areas only, so a building inside a city files with that city's building department. Boca Raton also runs a recertification ordinance of its own.

  • Indian River County

    Indian River applies the milestone inspection at 30 years with no earlier coastal trigger, and the City of Vero Beach shares the county building department.

  • Which parts of Florida do you work in?

  • Is a milestone inspection the same as a county recertification?

    No. The milestone inspection is a state requirement under Fla. Stat. 553.899 for condominium and cooperative buildings three habitable stories or taller. County and city recertification programs are separate local requirements with their own forms, fees and building sets, and many older buildings owe both.

  • Who signs the reports?

    Jonnatan R. Mendez, PE, SI. Under the statute, a milestone inspection has to be performed by an architect licensed under Chapter 481 or an engineer licensed under Chapter 471, authorised to practise in Florida.

  • Do you work outside Florida?
