Milestone Inspections in Boca Raton, FL

Boca Raton condominium and cooperative buildings three habitable stories or taller owe a milestone inspection under Fla. Stat. 553.899, and the city runs a building recertification program of its own on top of it. M&P Consulting Engineers prepares the structural side of both, from the oceanfront towers along A1A to the inland associations west of Federal Highway. Call 866-531-7621.

Which Boca Raton Buildings Are Covered

The state milestone inspection reaches condominium and cooperative buildings three habitable stories or more in height, first at 30 years from the certificate of occupancy and every 10 years after.

Boca Raton's own program reaches further. It covers condominiums and cooperatives three stories or 50 feet or more, and threshold buildings as well, whatever the ownership form.

Boca Raton Runs Its Own Recertification Program

Ordinance No. 5589, adopted 24 August 2021 as Section 19-162 of the city code, requires recertification at 30 years, or at 25 years for condominiums and cooperatives within three miles of the coastline, then every 10 years. Recertification takes two reports, a Structural Safety Report and an Electrical Safety Report, and the city charges a 500 dollar recertification review fee set by Resolution No. 39-2022.

One Site Visit, Both Boca Raton Filings

We prepare the structural half of each filing: foundations, load bearing elements, the building envelope and facade, balconies and railings, roof structure and any attached parking structure.

The Electrical Safety Report needs an engineer licensed in the electrical discipline, which we coordinate when an association does not already have one.

Oceanfront Towers, Inland Associations

Boca's tallest residential stock sits on the barrier island and along the Intracoastal near East Camino Real and Mizner Park, where salt air and wind driven rain work on balcony slabs and railing embeds year round.

West of Federal Highway and out toward Boca West the buildings are lower, older and far more numerous, and many of them meet the recertification trigger before they meet the milestone one.

Serving Boca Raton and the Surrounding Coast

We work throughout Boca Raton, including the A1A oceanfront, Mizner Park and the downtown core, Boca West and the communities along Glades Road, plus neighbouring Highland Beach, Delray Beach, Deerfield Beach and Boynton Beach. Associations north and south of the county line are covered from the same office, including West Palm Beach and Fort Lauderdale.

Common Questions About Milestone Inspections in Boca Raton

  • Does my Boca Raton condo owe the state milestone inspection, the city recertification, or both?

Very often both. They come from different governments, use different forms and cover different building sets.

Call 866-531-7621 with your address and certificate of occupancy date and we will tell you which applies before quoting.

  • Is Boca Raton's trigger 25 years or 30 years?

Under Ordinance No. 5589 the city recertification is due at 30 years, or at 25 years for a condominium or cooperative within three miles of the coastline, then every 10 years.

  • What does Boca Raton charge for recertification?

The city adopted a 500 dollar per recertification review fee under Resolution No. 39-2022. That is the city's fee and sits separately from the engineering fee for the inspection itself.

  • My building is not a condominium. Does the city program still apply?

It can. Boca Raton's program also covers threshold buildings, which are generally buildings more than three stories or 50 feet, or assembly occupancies over 5,000 square feet with more than 500 occupants.

Detached one and two family dwellings are excluded.

  • Can M&P handle the electrical report as well?

The Electrical Safety Report has to come from an engineer licensed in the electrical discipline. We prepare the structural report and coordinate the electrical engineer so the association files once rather than twice.
