Does Your Fort Lauderdale Condo Need a Milestone Inspection?

Fla. Stat. 553.899 applies to condominium and cooperative buildings three habitable stories or taller. The first inspection is due at 25 years if the building sits within three miles of the coast, or 30 years if it doesn't, then every 10 years after. Fort Lauderdale's beachfront and Intracoastal towers generally fall inside that three-mile coastal band; buildings further west, closer to I-95, are more often on the 30-year clock. Broward's BSIP: The Second Requirement Fort Lauderdale Buildings Often Owe

Milestone inspections are a state requirement. Broward County runs a separate program, the Building Safety Inspection Program (BSIP), which applies to nearly every building type in the county once it turns 25, not just condos. A Fort Lauderdale condominium over 25 very often owes both, on different clocks, filed with different offices. What Phase 1 Covers

Phase 1 is a visual inspection of the building's habitable and nonhabitable areas and its major structural components, looking specifically for substantial structural deterioration. If we find none, that's the entire inspection — no further steps required. Every Phase 1 report is signed and sealed by a Florida-licensed engineer.

What Happens If Phase 2 Is Triggered

If Phase 1 finds substantial structural deterioration, Phase 2 follows: a closer inspection that can involve destructive or nondestructive testing, ending in documented repair recommendations. We distribute the completed report to your association and unit owners the way the statute requires.
