Mold growth and moisture-related conditions often indicate an underlying source of excess moisture within the building or its assemblies. We review available leak and moisture history, prior repairs, reported events, photographs, construction documents, and other relevant information to understand the reported conditions and focus the field investigation.

Field Assessment
The property is evaluated through visual observations, moisture measurements, relative humidity readings, thermal imaging where appropriate, and mold sampling when warranted by the observed conditions and scope of the assessment.
Step 3
Moisture Source & Affected Extent Evaluation
Field findings and available documentation are evaluated to identify potential moisture sources and migration pathways, assess causation, and determine the apparent extent of affected building materials. Additional testing or selective investigation may be recommended when concealed conditions require further evaluation.
Step 4
Findings & Remediation Protocol
We document the assessment findings, moisture-related conditions, and applicable causation opinions and, when required, prepare a remediation protocol defining the affected areas and recommended remediation scope. What is the difference between mold assessment and mold remediation?
A mold assessment evaluates suspected mold and moisture-related conditions, identifies affected areas, investigates potential moisture sources, and may include sampling and preparation of a remediation protocol when appropriate. Mold remediation involves the physical containment, cleaning, removal, and treatment of mold-affected materials. We provide mold assessment and related investigative services only and do not perform mold remediation or removal work.
Do I need a mold assessment after water damage?
Not every water event requires a mold assessment. However, an assessment should be considered when building materials have remained wet for an extended period, moisture has entered concealed wall, ceiling, flooring, or insulation assemblies, visible or suspected mold growth is present, or the extent of moisture exposure is uncertain. Early evaluation can help identify affected materials and underlying moisture conditions before repairs or finishes conceal them.
