Structural Engineering Services in Hialeah

We handle structural design and analysis, structural plans review, threshold and special inspections, forensic engineering and expert witness work for industrial, commercial and residential property.

Hialeah is two building stocks in one city. West of the Palmetto you have warehouses, tilt-wall and metal buildings, and light manufacturing space around Okeechobee Road and the rail corridor. East of it you have block-and-beam homes and small apartment buildings from the 1950s through the 1970s, many of them modified over the decades without permits.

Both bring the same core question: what is actually there, and what will it carry. We measure the existing structure, run the calculations, and issue drawings a Miami-Dade plans examiner will accept.

Miami-Dade Building Recertification in Hialeah

Miami-Dade County requires building recertification once a structure reaches the county's age trigger, and the program is not limited to condominiums. Warehouses, offices, apartment buildings and assembly occupancies are all in scope, which catches a lot of Hialeah owners by surprise. We perform the inspection, issue the signed and sealed report, and set out the repairs in priority order. See our Miami-Dade recertification page for how the county program works, or check Miami-Dade County's own recertification page. State milestone inspections under Fla. Stat. 553.899 can apply on top of it for residential condominium and cooperative buildings.

Industrial, Warehouse and Mixed-Use Design

We produce signed and sealed drawings and calculations for new construction, additions, mezzanines, racking and equipment support, roof framing changes, dock and canopy structures, and repair design on existing tilt-wall, masonry and metal buildings.

Hialeah tenant work often means cutting an opening in a load-bearing wall, hanging new mechanical loads from an existing roof, or adding storage racking that was never part of the original design. Each of those is a calculation, not an opinion, and the building department will ask for it.

We also evaluate existing capacity before a purchase or a lease commitment, so a buyer knows what the slab, roof and walls will take before the deal closes.

Forensic Engineering and Damage Assessment

When a roof, wall, slab or connection fails, the question is cause. We investigate structural failures, storm and water damage, impact damage and premises liability claims, and write the report so an adjuster, a building official or opposing counsel can use it.

Older Hialeah housing brings its own patterns: cracked tie beams, corroded lintels over openings, spalling on exposed concrete, and additions built without a load path back to the foundation. Industrial buildings bring roof deck uplift, corroded connections and slab cracking under heavy loading.

Reports are written for the audience that has to act on them: cause and scope for an adjuster, code basis for a building official, findings that hold up in deposition for counsel.

Common Questions About Structural Engineering in Hialeah

  • Do you work on warehouse and industrial buildings in Hialeah?

Yes. Industrial and commercial structural work is a large part of the practice, including tilt-wall and metal buildings, mezzanines, racking and equipment support, and roof framing changes.

  • Does Miami-Dade building recertification apply to my Hialeah building?

Most building types are in scope once they reach the county's age trigger, which is 30 years for buildings built in 1993 or later, with earlier dates for older buildings. Smaller residential buildings are excluded. Call with the address and we will confirm.

  • We added on to an older Hialeah house without permits. Can you help?

Yes. We evaluate what was built, document the existing structure, and prepare the sealed drawings and calculations needed to bring the work through permitting, or identify what has to change first.

  • Can you act as the special inspector on a threshold building?

Yes. Jonnatan R. Mendez holds the Special Inspector credential, and threshold inspection under Fla. Stat. 553.71(12) is a standing service.
