Structural Engineering Services in Doral

We handle structural design and analysis, structural plans review, threshold and special inspections, forensic engineering and expert witness work for commercial, industrial and multi-family property.

Doral is mostly commercial: tilt-wall warehouses and distribution buildings around Miami International Airport, office parks along NW 36th Street and the Palmetto, and newer mid-rise residential in Downtown Doral. Design loads here are High-Velocity Hurricane Zone loads, which is where most structural questions start.

The buildings themselves are working assets, so schedules matter. Most Doral projects are either a tenant who needs a permit set to move in, or an owner who needs a defect resolved before it interrupts operations. We scope both the same way: measure what is there, calculate, then issue drawings a building department will accept.

Threshold Buildings and Special Inspector Work

Threshold buildings are generally those over three stories or 50 feet, or assembly occupancies over 5,000 square feet with more than 500 occupants, as defined in Fla. Stat. 553.71(12). They require a special inspector on the structural work, and Jonnatan R. Mendez holds that credential. We also act as an independent plan examiner for code compliance and peer review. See our structural plans review page, and our Miami-Dade recertification page for the county's recertification requirement on older buildings.

Warehouse, Tilt-Wall and Commercial Design

We produce signed and sealed drawings and calculations for new construction, expansions, mezzanines, racking and equipment support, roof framing changes, dock and canopy structures, and repair design on existing tilt-wall and masonry buildings.

Tenant fit-outs in Doral often cut openings in load-bearing walls or hang new loads from an existing roof, and that is exactly the point where an owner wants calculations rather than an opinion.

We also evaluate existing capacity before a purchase or a lease commitment, which tells a buyer what the slab, roof and walls will actually take before the deal closes.

Forensic Engineering for Owners, Insurers and Counsel

When a roof, wall, slab or connection fails, the question is cause. We investigate structural failures, storm and water damage, impact damage and premises liability claims, and write the report so an adjuster, a building official or opposing counsel can use it.

Warehouse and industrial buildings bring their own failure patterns: roof deck uplift, corroded connections, slab cracking under heavy loading, and damage from vehicle or forklift impact.

Reports are written for the audience that has to act on them. An adjuster needs cause and scope, a building official needs code basis, and counsel needs findings that hold up in deposition.

Common Questions About Structural Engineering in Doral

  • Do you work on warehouse and industrial buildings, not just condos?

Yes. Commercial and industrial structural work is a large part of the practice, including tilt-wall buildings, mezzanines, racking and equipment support, and roof framing changes.

  • Can you act as the special inspector on a threshold building?

Yes. Jonnatan R. Mendez holds the Special Inspector credential, and threshold inspection is a standing service.

  • We need an opening cut in a load-bearing wall. Can you design that?

Yes. That is a standard structural modification: we analyze the existing framing and issue sealed drawings and calculations for the new opening and its support.

  • Does Miami-Dade building recertification apply to a commercial building in Doral?

Yes. The county program is not limited to condominiums. Most building types are in scope once they reach the county's age trigger, which is 30 years for buildings built in 1993 or later, with earlier dates for older buildings, and smaller residential buildings are excluded. See Miami-Dade County's recertification page, or call and we will confirm for your address.
