Structural Engineering Services in Coral Gables
We handle structural design and analysis, structural plans review, forensic engineering, premises liability and expert witness work across residential, commercial and multi-family property.
Coral Gables holds an unusual mix for one city: 1920s Mediterranean revival masonry homes, mid-century low-rise condominiums, mid-rise offices along Ponce de Leon Boulevard and Miracle Mile retail. Each of those ages differently, and each brings a different structural question.
Older Coral Gables buildings were built before current wind-load provisions and often before the drainage and waterproofing details we take for granted, so an evaluation here is usually as much about what has changed since construction as about the original design. We document the structure as it exists today, then say plainly what it can carry and what needs work.

Recertification Here Runs on Miami-Dade's 25 and 30 Year Cycles
Coral Gables buildings fall under Miami-Dade County's building recertification program. Since June 2022 the county recertifies coastal condominium and cooperative buildings three stories or taller within three miles of the coastline built in 1998 or later at 25 years, and all other buildings built in 1993 or later at 30 years, then every 10 years after. Our Miami-Dade recertification page
sets out what the county asks for. The state milestone inspection under Fla. Stat. 553.899
is a separate requirement: 30 years for condominium and cooperative buildings three habitable stories or taller, or 25 where the local building official requires it for salt water proximity. Our milestone inspection page
explains the two-phase process.
Design, Renovation and Plans Review
We produce signed and sealed structural drawings and calculations for new construction, additions, structural modification and repair design, all under Florida Building Code and ASCE 7 wind loads for the High-Velocity Hurricane Zone.
Coral Gables reviews exterior changes closely, so structural drawings need to match what gets approved rather than fight it. We also review plans prepared by others, which owners tend to want before committing to a renovation in a building that has already been altered once or twice.
On repair design we set out the sequence as well as the detail, because a building full of residents cannot lose every balcony or walkway at the same time. Shoring, phasing and access all belong in the drawings.
Forensic Engineering and Litigation Support
When a structure cracks, leaks, settles or injures someone, the question is cause before repair. That is forensic work, and it has to be documented to a standard that survives cross examination.
In Coral Gables that usually means cracking in original masonry, water intrusion at older windows and roofs, tree and storm damage, and balcony or walkway deterioration in the low-rise condominium stock. We investigate, report, and testify where a case goes that far.
Owners and associations also call us before a dispute exists, usually when a crack is growing or a repair contractor and a manager disagree about cause. An engineering opinion early is cheaper than an engineering opinion under subpoena.

Common Questions About Structural Engineering in Coral Gables
Does my Coral Gables building need recertification or a milestone inspection?
Possibly both. Miami-Dade County recertification starts at 30 years for most buildings built in 1993 or later, and at 25 years for coastal condominium and cooperative buildings three stories or taller within three miles of the coastline built in 1998 or later. The state milestone inspection under Fla. Stat. 553.899 applies to condominium and cooperative buildings three habitable stories or taller at 30 years, or 25 where the local building official requires it.
