Under Fla. Stat. 553.899, condo and co-op buildings three habitable stories or taller are due for their first milestone inspection at 25 years if within three miles of the coastline, versus 30 years further inland. Virtually every qualifying building in Miami Beach falls inside that three-mile band, so the 25-year rule is effectively the citywide standard here.

What Phase 1 Looks For
Phase 1 is a visual inspection of the building's habitable and nonhabitable areas and its major structural components. If we find no substantial structural deterioration, that's the entire inspection — no further steps required.
