Under Fla. Stat. 553.899, condo and co-op buildings three habitable stories or taller within three miles of the coastline are due for their first milestone inspection at 25 years. What Phase 1 Covers on a High-Rise

Tall coastal towers carry inspection challenges lower buildings don't: extensive balcony and railing systems, curtain wall and cladding attachments, and parking structures that can run multiple levels below or above grade. Phase 1 covers all of it visually, looking for substantial structural deterioration.
